Mrs. Goodman's Bakery Clears Zoning Hurdles for New High Street Home
The Board of Zoning Appeals unanimously approved a package of variances Thursday night for Mrs. Goodman's new location at 1012 High Street—the former daycare site at the corner of Wilson Drive. The beloved Worthington bakery is now one step closer to its new Cape Cod-style building after nearly a year working through the approval process.
The variances address the site's unique constraints. Architect Dan Morgan of Behal Sampson Dietz explained that current zoning requirements would leave only "a six-foot swath of buildable land" without relief. The approved variances allow the building to sit closer to High Street with a front patio and sidewalk connection—part of the city's vision for a more walkable commercial corridor.
City staff noted the bakery will generate far less traffic than the old daycare, which saw constant drop-offs and pickups throughout the day. Mrs. Goodman's plans to be open to customers from 9 AM to 2 PM with fewer than 10 employees per shift.
The project also includes safety improvements at the Wilson Drive intersection: a visibility-blocking hedge will be removed, the driveway repositioned further from the stop sign, and light poles reduced to 12 feet to minimize impact on the adjacent residence.
As a condition of approval, the applicant must dedicate a highway easement along High Street to the city as right-of-way.
