Hello Worthington! Here's your recap of what happened at Thursday's Architectural Review Board and Municipal Planning Commission meeting. Packed House for Proposed Boundless Apartment Development

The big story of the night: Elford Real Estate presented plans for a 246-unit apartment development on approximately 20 acres of the Boundless campus (the former Harding Hospital site at 445 East Granville Road). The proposal includes a mix of market-rate and workforce housing, with 30% of units reserved for residents earning around $60,000 annually.

More than a dozen residents spoke during public comment. Concerns centered on density, building heights near single-family homes, traffic impacts, and whether the development fits Worthington's character. Supporters noted that Elford has held seven community meetings and made changes based on feedback, including adding two single-family lots, reducing building heights near existing homes, and committing to keeping the Indianola Avenue access emergency-only.

The commission tabled the application to await a traffic impact study, stormwater management plan, and other required information. The proposal is expected to return in approximately six weeks, and any approval would still require City Council vote.

Fired Up Pizza Approved for Signage - The new pizza restaurant moving into the former Natalie's location at 5601 North High Street received approval for its wall and freestanding signs, with one modification: the green background on the freestanding sign was changed to black to better fit the area.

Sustained Strength and Fitness Sign Approved - A wall sign for the fitness business at 2285 West Dublin Granville Road (Unit 121) in Linworth was approved. Though the sign exceeds the development's original size criteria and uses non-standard colors, the board found it acceptable given the building's distance from the roadway.

Parking Lot Lighting Project Tabled - The city's proposed replacement of pole lighting at the West New England Avenue parking lot was tabled at the city's own request to allow time to evaluate alternative options.

Staff Updates - Officer Steve Early, who has delivered board packets and assisted at meetings for many years, will be retiring. He'll be honored at the first City Council meeting in February. The board also welcomed Council member Amy Lloyd as the new City Council liaison to the ARB/MPC; she previously served on the board for 12 years.
