Worthington ARB Meeting Recap - November 13, 2025

ARB meeting updates including medical offices on Wilson Bridge Road and Mrs. Goodman's Bakery expansion

Hello Worthington! Here's your recap of November 13th's Architectural Review Board and Municipal Planning Commission meeting. Below are summaries of the commercial and institutional projects that directly impact our community. For those interested in the full details, we've included links to longer articles where appropriate.

Medical Office Complex Proposed for East Wilson Bridge Road

The Diabetes and Endocrinology Center of Ohio (DECO) continued its journey through the planning process for Bridgewell Commons, a proposed medical office development at 127-145 East Wilson Bridge Road. The project would bring the independent endocrinology practice from Dublin to Worthington in a three-building complex with over $12 million in new construction across all three buildings.

After meeting with planning staff and board members in October, the applicants returned with significant design changes including taller ceilings, larger windows, modified brick colors, and enhanced architectural detailing—adding approximately $150,000 to the project cost. While board members generally supported the site layout and modern design approach, city staff indicated several items remain outstanding including a traffic analysis, updated landscape plans, complete lighting details, and final civil engineering drawings.

The project was tabled at the applicants' request to allow compilation of all required materials, with hopes to return for combined preliminary and final approval in December. Any variances for building and parking placement will require City Council approval.

Mrs. Goodman's Bakery Plans New Cape Cod Building on High Street

The beloved local bakery presented plans for a new building at 1012 High Street (corner of Wilson Drive, site of the former KidsAcademy daycare), featuring Cape Cod-style architecture with board and batten siding and light-colored brick. The approximately 3,300 square foot, two-story building would include retail space on the ground floor with a double-height vaulted ceiling, and second floor offices and gathering spaces. The project includes 16-17 parking spaces and would operate from 9 AM to 2 PM.

The project drew community response from both supporters praising the bakery's quality and commitment to Worthington, and neighbors raising concerns about traffic safety at the High Street/Wilson Drive intersection, parking impacts on the residential street, and whether the design fits Old Worthington's character.

Board members generally supported the project's function and site layout but requested refinements to the brick color—preferring warmer, more reddish tones similar to those found elsewhere in Old Worthington—and upper-level architectural details to better enhance this gateway location. The bakery will return in December with revised material samples and design refinements.

The project also requires Board of Zoning Appeals approval on December 4th for variances related to building placement and parking setbacks before final architectural review.
